LOCATION: The property is located in, Old Town, Ladysmith, Mid-Island, along the TransCanada Highway. The Greater Victoria Area is an hour south, and Nanaimo is just 20 minutes north. It’s the perfect place to work hard and play hard.

THE HOUSE: 3 Bedroom MCM with a traditional layout, but with updates like central heating/cooling and tankless water heater. You will have the 2 guest rooms – one as a bedroom, and the other as an office or living room. The bathroom is for your dedicated use, but I will need access to the laundry tower. Furniture is included, and the kitchen is well-equipped. Livingroom and kitchen are shared spaces for you to feel like you are living in a house, and not out of a room.

LIFESTYLE: The property is suited to be shared with a single person who balances work-live-play. I’ll need to verify continuous employment or source of income. The right housemate can use their own spaces and shared spaces in my house respectfully and for their intended purposes – this includes dining and entertaining. Possessing or being under the influence of, ‘party’ or hard drugs by you, or your guest(s), on the property will result in immediate eviction.

SMOKING: Cigarettes, cannabis, vapes and diffusers can be smoked outside, and away from windows and doors.

DRINKING: Do so responsibly, and be accountable.

GUESTS: Family and friends are important! Open communication, and mutual consideration should mitigate concerns about guests and gatherings.

DOGS: #1 – your dog needs to get along with my two female dogs; #2 a thorough conversation about shared/mutual responsibility and accountability will take place.

CATS: Not welcome. I have intolerable cat allergies.

CHILDREN: I need to understand your situation to assess if the property can accommodate; but I do have two twin beds in storage.
